The Story of the Northland Corridor

What began as a bold vision to reimagine Buffalo’s East Side has evolved into a catalyst for economic growth and community reinvestment. Anchored by the 20-acre Northland Beltline Corridor, the transformation of this once-industrial hub began with the adaptive reuse of 683 Northland Avenue—home to the Northland Workforce Training Center, Buffalo Manufacturing Works, and several other tenants. Since then, the campus has become a model for inclusive development, blending workforce education, industrial innovation, and neighborhood revitalization.

With strategic investment from the Buffalo Urban Development Corporation (BUDC) and support from city, state, and federal partners, Northland continues to drive equitable progress while honoring the area's rich manufacturing legacy.

PHASE 3: EXPANSION WITH PURPOSE

Project Scope

The third phase of the Northland Beltline Corridor redevelopment is focused on expanding industrial capacity and enhancing campus connectivity on Buffalo’s East Side. Led by LeChase Construction, this $30 million initiative includes the transformation of two key buildings – 541 East Delavan Avenue and the northern portion of 612 Northland Avenue – bringing over 50,000 square feet of new light-industrial space to market. Additional improvements include the repaving of existing lots, construction of a new South Lot to support increased tenant and visitor activity, and upgrades to the site’s electrical infrastructure. Together, these efforts will not only attract new tenants and create economic opportunity but also continue to build on Northland’s role as a hub for innovation, workforce development, and community revitalization.

Enhancement to include:

  • Terra cotta recladding of existing steel-frame structures

  • New tenant-ready light-industrial space

  • Repaved and expanded parking capacity

  • Rooftop and ground-mounted solar installations

  • Upgraded electrical substation infrastructure
